F2 originates loans and investments collateralized by almost all real estate asset classes in the United States. We target quality assets, in quality markets that we're intimately familiar with.

The deal process begins with a top-down, bottom-up underwriting of the collateral as if it was being acquired in-house. We then proceed by offering a leverage point with an accretive take-out plan, paired with a competitive rate and flexible prepayment terms. F2 will not originate high-leverage, loan-to-own investments. F2 invests across the capital stack, targeting risk-adjusted returns in proportion to the corresponding basis and structure. Our platform concentrates on originating senior bridge loans, mezzanine loans, preferred equity investments, and the financing of performing and non-performing loans in primary markets across the United States.

Our basis-driven organization is fueled by direct relationships with world-renowned sponsors and the capital markets community. F2 outperforms industry standards when it comes to rapid deal execution, flexibility, reliability, and bespoke structure. F2 leverages third-party relationships at best-in-class organizations to certify the most sophisticated due diligence process and fluid deal executions. Interest rates start at 6.0% and work their way north based on variables such as lien position, geography, asset quality, deal speed, and more.
